Investing in Tabasco & Chiapas Real Estate

San Cristobal Las Casas ArchitectureChiapas has got to be one of the most beautiful states in Mexico, and Tabasco one of the most varied in types of activities to be found there. These two states also have wonderful areas where it is cool enough to spend the entire summer away from some of the hotter parts of the country. Unfortunately, many potential investors have passed them by because they remember the devastating floods in both Tabasco and parts of Chiapas. That need not be the case anymore.

As of 2009, over $3 billion pesos have already been invested in flood control in Tabasco, with another $6 billion pesos already allocated for Tabasco’s Comprehensive Water Package. The entire project is to be completed by 2012. This, along with the Macayo Control Structure, will contain the waters of the rivers La Sierra, Carrizal and Grijalva.

But how can the potential real estate investor know that their investment in Tabasco and/or Chiapas is safe from flooding? What about the budget cuts in 2010? The answer to that question lies in the rest of the story. In the first place, the money for these projects has already been allocated. In the second place, the Macayo Control Structure is a very well controlled diversion canal between the Carrizal and the Samaria rivers. It alone can prevent most flooding in both states. Finally, as everyone is well aware, what is known as the Metropolitan Area of Mexico (City) cannot support its need for water without outside assistance. It just so happens that the Macayo Control Structure will handle a volume that is 433 times greater than 15 cubic meters per second and leads directly to the Cutzamala system which, in turn, serves parts of the Metropolitan Area of Mexico City. In effect, what is good for the goose is turning out to be great for the gander. Part of the Metropolitan area of Mexico City gets water, while Chiapas and Tabasco get flood relief and a chance to develop that makes them competitive with every other state in Mexico. Taken together, those points make these projects fall into the category of “essential” and guarantees completion on time.

For the real estate investor, all of this means that now, while they are still working on Tabasco’s Comprehensive Water Package and the Macayo Control Structure, is the time to invest in Tabasco and Chiapas. Indeed, major real estate firms are already touring the area and opening offices in both Tabasco and Chiapas. Once these flood control projects are complete, real estate prices will skyrocket, especially around the lakes and along the rivers.
